We offer an all-inclusive fixed fee subdivision package which includes all conveyancing work such as registration of land titles and liaising with your lender.

We handle the paperwork

The process for subdivision:

  • Once we have obtained the necessary information from you or your surveyor, we will prepare the required documents to ensure the subdivisional plan can be successfully lodged.
  • This process may involve speaking with your lender on Title and/or caveators to ensure that they too, consent to the registration of the new proposed subdivision plan.
  • We will then lodge your application for the registration of the new subdivision Plan with the Victorian Registry office. Once the subdivision plan is registered, each Lot will have its own identification number, also known as a volume and folio number. You can now deal with each new Lot as you wish.

Frequently asked questions

We will lodge the documents after all required documents are provided by your surveyors. When processing the lodgement, a lodgement fee charged by the Land Titles office is not covered by our service fee as this fee is dependent on the size of your development and whether an Owner’s Corporation is being created. The lodgement fee is the payment to the Land Titles Office for registering the proposed plan and issuing the new titles. If there is a bank involved, some banks might levy bank charges for issuing your title for subdivision use.

Lodgements are now submitted online which helps fast-track the process. Generally, Plans of Subdivision are registered within 5 business days from lodgement date assuming the Land Titles Office does not have any additional requirements or amendments to the Plan. Timeframes achieved are dependent on the complexity of the plan and requisitions involved (if any), and the Land Titles Offices’ backlog. Timing may also depend on the caseload of the land registry.
Once we have submitted the lodgement and the subdivision has been processed, the current land on title (referred to as the ‘parent land’) will no longer exist and instead a new title will be allocated to each of the new lots. This means that the subdivided lots may be the subject of transactions individually with their own title, without affecting other lots in the land. The proprietors on the parent land will also be the proprietors on each of the subdivided lot. You do not get to select which proprietor goes on which land unless you do a further title transfer.
